Apartment hunting can be both fun and challenging! Finding an apartment that’s affordable, in a good location and up to your living standards are just the first things you need to worry about when choosing the perfect apartment. Whether you’re a first-time apartment renter, or you’ve been in the game for a while, you’ll want to ask some important questions before you sign a lease and collect your keys. We’ve put together the top twelve questions renters should ask property managers BEFORE signing a lease.

What are the lease terms?

We offer 6-12 month leases depending on availability, as well as month to month options after your initial lease ends

What does it cost to move in?

Application fee: $50 per adult applicant. Security deposit: $350 OAC (refundable). Holding fee: $299 per unit (non-refundable). Lease initiation fee is covered by the holding fee. First month's rent is prorated from move in date to the end of the month. Pet fees (if applicable): $200-$300 non refundable pet fee plus $200-$300 refundable pet deposit.  Monthly costs beyond base rent include water/sewer/trash (ratio billed), a $130 media package, $45 covered parking stall, and a $6.95 utility billing fee. Are utilities included in the cost?

No. Residents are responsible for utilities. Water, sewer, trash, and CAM Fees are paid in addition to your rent to Wasatch Commons Apartments.

What's your pet policy?

We welcome cats and dogs, up to 2 pets per home, with a 70 lb weight limit per pet. Large breeds are accepted (breed restrictions apply; call our office for the restricted breed list). A pet deposit of $400-$600 is required, plus pet rent of $45 per month per pet. All pets must be on a leash in common areas. Contact us at 435-657-6200 for details.

Do you require apartment renters insurance?

Yes. We do require a standard renter's insurance policy with $100,000 liability coverage. If you do not have your own renter's insurance, a liability waiver of $16.50 per month is included in monthly charges.

How do I pay the rent?

We are proud to offer EASY ONLINE PAYMENTS. You may access your online rent pay on a computer or mobile device. 

How are repairs taken care of, especially in an emergency?

Maintenance requests are responded to within 24-72 hours. If it is an emergency, we will respond ASAP and offer an after-hours emergency call answering service.

What is the parking situation?

Our community has an assigned covered parking stall per apartment for a monthly fee. We also have guest/extra parking available, and garages to rent.

What is the price range of your apartments?

The price range at Wasatch Commons changes with availability, please call our office for up to date pricing and move in specials.

Do you have any current concessions or move in specials?

Are there washers and dryers in the apartments?

Yes, washers and dryers are included in every apartment home. 

What floor plans do you offer?

We have a variety of finishes in our 1, 2 and 3 bedroom floor plans.

Can you give me directions to Wasatch Commons?

Coming from Salt Lake Valley/Park City: Continue on I-80 West taking the US-40 exit. After you have passed Jordanelle Reservoir you will come to a stop light. Continue through the stop light and we will be on your left.

Coming from Heber: Follow main street North and head towards Park City on US-40. We will be on your right side after passing the restaurant Back 40 Ranch House Grill. 

Is public transportation accessible?

Yes, Heber City has a public transport system that makes commuting easy. 

Is there a lease breakage fee?

Yes, there is a fee for breaking the lease early. The amount varies and depends on your lease agreement. 

Is there 24/7 security?

The community offers round-the-clock surveillance for residents' peace of mind. 

What's included in the rent?

The rent covers amenities like the gym, pool, and common areas, but utilities are separate. 

How is maintenance handled?

There's an on-site maintenance team and an after-hours number for any urgent issues. 

What types of outdoor activities are available?

From skiing and snowboarding in the winter to hiking and boating in summer, the options are endless when you call Heber home. Here at Wasatch Commons, we have a pool, dog park, and a paved hiking trail that makes walking or biking into Heber City a breeze.

Is there a gym in the community?

Yes. Wasatch Commons offers a fully-equipped fitness center. 

Are there any hospitals nearby?

Yes, Heber Valley Hospital is just a few miles away for any medical emergencies. 

How close is Wasatch Commons to outdoor recreation and nearby cities?

Wasatch Commons is conveniently located on the north side of Heber City along Highway 40. Park City is only a 20 minute drive. Provo is 30 minutes away. And, Salt Lake City is roughly 45 minutes from our community.

Jordanelle Reservoir is a short 10 minute drive and Deer Creek Resort is only 15 minutes away. World class ski resorts at Deer Valley and Park City Mountain Resort are only about 25 minutes from your door!
